The core operations of Capital Land involve commercial property asset management, financial administration, operations, utilities and facilities management, property development, leasing, legal and compliance management, marketing, media and promotions, and the management of corporate social investment programmes for institutional and private clients.
Capital Land started in 2007 and was responsible for the assembly, growth and management of Synergy Income Fund which listed on the Main Board of the JSE on 14th December 2011. Capital Land grew the Synergy portfolio from 3 properties valued at R260 million prior to listing in December 2011 to 15 properties in 2014, situated in Gauteng, KwaZulu-Natal, Western Cape, Limpopo, North West and Free State, valued at R2.4 billion with a gross lettable area of 199 996m2. In March 2015, Vukile Property Fund acquired a controlling stake in Synergy through a mandatory public offer. Through this process the Capital Land partners and management sold their stake in Synergy to Vukile. In May 2015 the Capital Land partners agreed to sell their shareholding in the Synergy management company to Vukile effectively exiting all investments in Synergy.
In October 2014, Capital Land was awarded the property and asset management contract for the Community Property Fund, a flagship fund of Futuregrowth Asset Management, a subsidiary of Old Mutual. Capital Land has an established track record in delivering value enhancing performance to our clients through direct active management and a full service integrated operating model. In 2017, with our partners Futuregrowth Asset Management, we were awarded the MSCI South Africa Real Estate “Best Performing Specialist Fund Over Three Years” recognising the strong investment performance of the Community Property Fund.
Today, Capital Land manages one of the largest portfolios of specialised retail assets servicing the high growth mass market in South Africa, comprising 25 commercial properties valued at approximately R4.7 billion with a consolidated gross lettable area of approximately 347 000m2.
